New Construction Contemporary Overlooking Eaton Canyon

Just completed, this sleek
contemporary home offers
privacy up a separate drive
on a private lane, though
it has a New York Drive
address. Located just north
of Sierra Madre Boulevard,
the property is perfect for
someone who craves a bit of
privacy and seclusion, but
wants to be close to city and
commute amenities. Here,
the Gold Line and I-210 entrance are only about a
mile away, yet it’s tucked away.

Project manager, Dave Stewart, of Nevis Homes
in Arcadia, comments that their intent was “a
streamlined modern home designed to blend with
the hillside, without being obtrusive.”

Of the Nevis Homes company, he comments,
“I’ve been with Nevis for six years, and the
company has a tremendous track record with the
city of Arcadia.”

Known for their design that maximizes the
square footage use in homes, Nevis designed
the structure’s several levels to provide privacy
vignettes for each area, while maintaining the
open feel. The design thread continues, connected
through sleek design, upscale materials and
pleasing textures.

The result is a home that feels modern, but
not cold…. A study in horizontal lines using
the iron railings inside and out, plus various
interpretations of rectangles, utilizing interesting
shapes, shadows and “framing” with windows,
pillars and the outline of the home, contrasted
with muted array of colors, to blend with the
hillside site.

The sleek kitchen is part of the great room,
and features high-end design but very practical
Scavolini cabinetry from Italy complemented by
Galaxy white CaesarStone quartz counters, an
elite five-burner professional stove by Bertazzoni-
Italia, a company known for its engineering
and culinary heritage, plus additional Bosch
appliances.

In the great room, the eye is drawn outward to
the distant skyline views of Pasadena as well as
the hillside oaks and trees, giving the feeling of
an aerie. Balconies on two levels provide different
perspectives and views, as well as separate outside
venues for dual or shared activities.

The baths also utilize the Scavolini cabinetry,
and each bath boasts dramatic sinks to provide
interest and Toto commodes. Hallways and
interior baths also benefit from shared natural
light through opaque glass interior windows and
solar tubes in the roof.

The opaque glass of the kitchen cabinetry
is mimicked in the custom garage door, with
brushed metal framing and opaque glass. While
increasing the reflectivity and overall design, the
inside of the garage benefits from ample natural
light, while maintaining privacy through the
opaque glass.

This custom 2508 square foot home at 3277 New
York Drive, Pasadena, offers three bedrooms, an
office or den, plus a two car garage. It is offered at
$1,188,000.

ReMax Property Concierge listing agent, Deena
Willis, will hold the home open from 2-5 on
Sunday, January 29. For more information or a
private showing, contact her at 626-483-8840 or

Expose Yourself

There is much debate among
real estate professionals about the value of holding
an Open House. Some insist these events
help get the house sold. Others argue it’s an outdated
practice in the digital age of virtual tours.
However, it’s been estimated that nearly half of all
buyers who visit open houses first learned about
them on the Internet.

With all the time and money that an agent
puts into marketing your home, an Open House
puts those very targeted buyers inside your home
and in front of your representative. One of the
best aspects of the Open House is the feedback
that visitors provide, feedback that can suggest
you change your approach or make needed
improvements.

Aside from interest generated by the Web, the
signs your agent places may also attract curious
passersby. While they may not be making
a purchase themselves, they may very well know
someone who is. An Open House also helps to
create a sense of urgency among those who visit,
particularly when they see that other buyers are
showing interest.

Obviously, a successful Open House exposes
your property to a broad base of buyers, but even
if only three people visit and one makes an offer,
it was clearly worth it. Not all homes are ideal
candidates for this type of marketing, so ask your
agent about the possibilities.
