FAMILY MATTERS By Marc Garlett
GET THEIR ATTENTION
There are many reasons to feel pressured to sell, be
it a job transfer, family medical issues, or financial
hardship. This is when you face cold hard facts
about your homeÕs value and what you can expect
to net from your sale. Understand that what you
paid for your home years ago has no relevance
today, and a buyer wonÕt pay a premium price
simply because thatÕs what you owe.
If your home is now worth less than what
youstill owe, it may be time to call your lender and
arrange listing as a Òshort sale.Ó Your lender will
indicate the lowest price theyÕll accept, and you
can begin your aggressive marketing. A short sale
will blemish your credit rating, but not as badly as
a foreclosure would.
If youÕre not experiencing such financial
hardship, but still facing a deadline to sell, then you
need to discuss the Comparative Market Analysis
(CMA) that your agent prepares, and price your
home below the average sales prices listed. ThatÕs
ÒsalesÓ prices, not ÒlistingÓ prices. ÒExpiredÓ
listings educate you about the prices for which
homes did not sell under any circumstances, so
pay attention.
Realize that an underpriced home will seem like
a bargain, and attract more interest and qualified
buyers. ItÕs always better to sell lower sooner than
have to reduce your price and sell lower later.
THE LAST IMPORTANT GIFT TO GIVE YOUR FAMILY
As hard as it is for all of us to ÒplanÓ for our deaths,
doing so is actually one of the best things you can
do for your family. Adding to their grief and pain
by giving them no clue as to where to find your
personal and business paperwork should not be a
memory you leave behind.
Gather the following information in a folder and
let your family know where they can find it in case
you die unexpectedly or have a health crisis:
Advisors - Provide the name and contact
information of any financial advisors, including
attorneys, estate planners, CPAs, accountants, etc.
Bank Accounts and Safety Deposit Boxes - Bank
name and account numbers for each bank where you
have an account. Include PIN numbers for online
banking. If you have a personal banker, include his
or her name as well, with contact information. If
you have a safety deposit box, record the name of
the bank, the box number as well as contents of the
box and location of the key.
Investment And Retirement Accounts - For
investment accounts, provide the name of the
brokerage, your personal broker, the location of
your statement file, account and PIN numbers. For
retirement accounts, provide contact information
for plan administrators as well as account and PIN
numbers.
Insurance - For all your policies Ð health,
home, car, life, long-term care Ð provide the name
and contact information for the agents as well as
account numbers.
Health care - For your health care providers,
give contact information for physicians, Medicare
information and any other gap coverage you may
have.
House - If you still have a mortgage on your home,
provide information on your lender and payment
due dates. Also provide the location of deeds and
property titles. Include contact information for
any home service providers Ð cleaning help, lawn
care, etc.
Credit Cards - Make a photocopy of both sides of
each credit card and provide balance and payment
information.
Vehicles - Provide information on where titles
and registration information are kept. Make a
photocopy of your driverÕs license as well.
Personal - Include a list of your friends and
neighbors with email and phone contact
information as well as all your email account log-
ins and passwords.
This last ÒgiftÓ on your part will go a long way
toward helping your family cope in the immediate
aftermath of your death or incapacitation, and
ensuring you leave a lasting legacy of love and
financial security.

ITÕS TIME TO PRIORITIZE AND USE WHAT WORKS
ÒI just donÕt have time to post on all of the social
media channels.Ó Sound familiar?
There are lots of choices for on-line marketing
tools and social media. There is always something
new that causes a buzz. All the possibilities and
the hype can make a business owner burn out and
overwhelmed with their marketing.
ItÕs time to focus on what works.
I know a business owner that uses 3 tools and
gets great results. He uses LinkedIn and Facebook
to bring awareness to his business and find leads.
His monthly Constant Contact email campaigns
are simple and mobile friendly with a single clear
call to action; they bring in the results that really
matter Ð sales.
Instead of focusing on ÒI should be posting more
on ________.Ó Spend your efforts on the 3 tools
that contribute to your bottom line, the tools your
business canÕt do without. If email marketing is
important, spend your time growing a quality list
instead of worrying about how many tweets an
hour you should be composing.
Focus on the priorities for a while and ignore the
hype. Figure out works best for your business and
spend your time there.

approval. Before taking certain very important actions, however, the personal representative will be required
to give notice to interested persons unless they have waived notice or consented to the proposed action.)
The independent administration authority will be granted unless an interested person files an objection to the

A HEARING on the petition will be held in this court as follows: 09/24/14 at 8:30AM in Dept. 5 located at 111
N. HILL ST., LOS ANGELES, CA 90012
IF YOU OBJECT to the granting of the petition, you should appear at the hearing and state your objections or
file written objections with the court before the hearing. Your appearance may be in person or by your attorney.
IF YOU ARE A CREDITOR or a contingent creditor of the decedent, you must file your claim with the court
and mail a copy to the personal representative appointed by the court within the later of either (1) four months
from the date of first issuance of letters to a general personal representative, as defined in section 58(b) of the
California Probate Code, or (2) 60 days from the date of mailing or personal delivery to you of a notice under
section 9052 of the California Probate Code.
Other California statutes and legal authority may affect your rights as a creditor. You may want to consult with
an attorney knowledgeable in California law.
YOU MAY EXAMINE the file kept by the court. If you are a person interested in the estate, you may file with
the court a Request for Special Notice (form DE-154) of the filing of an inventory and appraisal of estate assets
or of any petition or account as provided in Probate Code section 1250. A Request for Special Notice form is
