One Of A Kind: Featuring unique homes and gardens and the people who create them. Story by Chris Bertrand Photos by Susanne Hayek

JUST LISTED:
HISTORIC
1884 HOME IN
MONROVIA

Charm, History
and Tradition…
Sensitively Updated
for Today’s Lifestyle!

In 1884, The “Monroe Cottage” home was the first to be constructed
in fledgling Monrovia, by the community’s founders, the Monroe
family, who moved west after a decade building railroad in the
country’s heartland.

Two pioneering brothers, William and Campbell Monroe, and their
families, initially constructed a single level home with outdoor
plumbing and a separate kitchen building, where both families
resided together until William’s home, “The Oaks”, was completed
in 1885 just a block away.

A second story was added to the Queen Anne style house for
Campbell Monroe in November, 1887, including a hipped roof and
several gabled dormers. The addition is probably due to the arrival
of the Monroe’s’ parents from Ottumwa, Iowa. The extended family
remained in residence until 1907.

Though the Monroes owned the home for only two decades, its
name, the “Monroe Cottage” stuck. That “cottage” home now boasts
3100 square feet of living space, including the historic main home,
a recently constructed full guest house, a four car tandem garage,
a gorgeous salt water pool with arching fountains, and an outdoor
fireplace.

Owning a historic home has turned the current owners into avid
historic home buffs. They have enjoyed fleshing out the history
of the property, gathering old photos and data from sources like
the Monrovia Old Home Preservation Group (MOHPG) and
Historical Museum archives and documents, as well as oral history
from those whose families settled here. They even became active
in the MOHPG, including the group’s efforts at landmarking
properties and keeping developers and their projects in line with the
neighborhoods. The home was featured recently on 2011’s Mother’s
Day Tour. Said the seller, “It’s been an honor to own such a historic
landmark, especially since we are now part of its rich history.”

A century ago, a home’s site location was even more critical than
today in creating a comfortable home, warmed by the sunlight
in winter, shaded from the heat of summer by big porches, and
naturally cooled by Sundowner breezes. This house was built
to passively provide all those benefits. The Monroes, in fact, had
driven all over Southern California, looking for “the perfect place to
build a home in the country,” with the Monroe brothers purchasing
239 acres from “Lucky” Baldwin at $125 an acre.

The seller comments, “The house was built before electricity,
so it was carefully located, set just right so breezes flow through
the house. The high ceilings and raised structure allow for cool
summer nights. Although the home has central air conditioning,
we seldom use it. The outdoor porches, which shade the home from
the strongest summer rays, are our favorite hangout for meals three
seasons of the year.”

Today’s Monroe Cottage blends more than a century of the charm,
history, and tradition with elegant, modern conveniences. Though
the Monroes subdivided fourteen of their acres in 1907, and it
appears that later homes were constructed on the acreage post
World War II, the integral charm of the setting has been preserved
with the expansive front lawn and the generous setback from the
street, aptly named Monroe Place. The front lawn remains a favorite
place for a neighborhood pickup game of catch.

The main floor living areas boast 12’ ceilings with a
traditional Victorian floorplan of separate parlors and
dining room. The configuration fits today’s lifestyle
perfectly, as the huge pocket doors slide effortlessly to
open for a free flowing floorplan for grand entertaining or
just “great room”, open floorplan living. The dining, living,
and family rooms, or parlors to use the Victorian term, just
as easily close off to allow for multiple, separate activities.

Along the back of the home, there’s a modern, yet vintage-
looking kitchen, tastefully adorned with a tin-style ceiling
and the signage of a bygone era, open to a large casual
dining room with a planning desk/computer station,
perfect for homework or meal planning. Tucked away to
preserve the vintage look, you’ll find the microwave and
the wine chiller.

The two wide porches become the outdoor living room
every evening. Wicker and rocking chairs beckon one to
take a few moments to soak in the beautiful front yard, and
reconnect with friends and family. The covered back porch
overlooks the sparkling salt water pool, spa and outdoor
fireplace area, and includes a wonderful Viking grill station, ample
room for a table and seating, plus an outdoor cabana bath.

The owner chuckled, “I used to have ‘grill envy’ until we moved
here. The fabulous back porch and grill/cooking/ serving station
allows us to enjoy the outdoors, cook, entertain and dine on the
covered back porch, perfectly protected from the elements, rain or
shine.”

Upstairs, the master suite was created by combining several rooms,
and includes a beautiful, spacious bedroom, a bath with a claw foot
tub and walk-in shower, plus a separate dressing room and closet,
which includes a desk and window.

Designated as historic home #82 within the city, this extraordinary
property has also been designated a Mills Act property, one of
about sixty in Monrovia. Renewable every ten years, the Mills Act
provides property tax relief in exchange for the owner’s efforts and
investment in preserving the exterior historic presentation and the
neighborhood’s architectural context for future generations.

The Monroe Cottage has been featured in magazines, newspapers,
and on several historic home tours, and even in a commercial. It is
the well-beloved subject of Plein Air artist groups, who occasionally
arrange to bring their easels to paint the historic façade.

The Monroe Cottage, 225 Monroe Place in Monrovia, is offered
at $1,450,000 by Eileen Benson of Dilbeck Real Estate in Arcadia.

Benson at 626-278-0187.

Information included in this article was obtained from MOHPG
documents, the Monrovia Historical Museum, and verbal history
information obtained by the seller and MOHPG.

BATHROOM STAGING
ON A BUDGET

(NAPS)—While the real estate market remains
a challenge for those looking to sell, some
simple staging and remodeling tips can help
make your home more attractive to prospective
buyers.

Bathrooms can sell houses but not if they are
lackluster and out of date. While it can be easy
to spend five figures on a complete remodel,
there are less expensive ways to give your
bathroom a fresh new look. For example, a
little paint, some fresh flowers and new shower
fixtures can take your bathroom from outdated
to outstanding.

Here are a few tips to help:

• If you can’t afford to replace outdated
wallpaper, work with the colors you already
have. Buy some matching towels or a new
shower curtain to coordinate the look.

• If you can paint, it’s an easy weekend
project that will brighten the space. Go for
lighter colors; white is a classic.

• Clear off the counters. This is especially
important in a smaller bathroom to create the
illusion of more space.

• Clean the bathroom thoroughly. Make
sure everything sparkles.

• Styles change, so if possible, update your
shower fixtures. Finding fixtures in styles
that fit your decor doesn’t have to break
your budget. For example, Speakman offers
modern and traditional collections in a variety
of finishes.

The Neo Collection adds bold style for a
modern look, while the graceful curvature of
the hardware in the Alexandria Collection
helps create a luxurious feel. The distinctive
details of the Caspian Collection offer an
unconventional, modern touch and the Rainier
Collection delivers a unique square design
so bold it can update any traditionally styled
bathroom.

Stylish and innovative valves, designer faucets
and accessories can be obtained to cost
effectively coordinate your remodeling efforts.

• Add a touch of luxury. Scented candles, spa
accessories and rolled towels can help create
the sense of a spa.

• Add a plant or a bouquet of flowers for a
burst of color.

STRENGTH IN NUMBERS

Selling your home in anything other than
an active market can seem challenging, but
what do you do when yours is only one of
many homes in your neighborhood with For
Sale signs? Surprisingly, there are actually
some advantages to marketing your home in
this situation.

More buyers are drawn to neighborhoods
where they can preview more homes at once.
More buyers means more opportunities for
your home to be seen and to attract an offer,
so make your listing stand out against your
competition.

Price your home aggressively after
reviewing the comparable sales figures
provided by your real estate representative.
Don’t give your neighbors the advantage
of looking like a bargain compared to your
listing - take it yourself and show buyers
what a great value you’re offering. If you’re
competing against foreclosure listings,
having your home in “move in” condition
helps, because foreclosures often need lots of
repairs.

With this much activity in the
neighborhood, make sure that your home is
available for showing on literally a moment’s
notice. Buyers who come to look at other
listings may spot yours and want to see it right
away to make comparisons. Be prepared for
“impulse” prospects with good housekeeping
and an escape plan for unexpected showings.

Finally, don’t worry if your neighbor sells
first - that just makes for less competition in
your market!

Updating shower fixtures is
